Measure ULA transfer tax when selling an Echo Park building
I include confirmed transfer taxes in a seller proceeds estimate before you evaluate an offer. The applicable thresholds must be checked against the closing date.

Start with the closing date and taxable transfer value.
The City of Los Angeles publishes ULA thresholds and rates through its Office of Finance. Thresholds change over time. I ask escrow and your tax advisor to confirm applicability, exemptions, and the calculation for your transaction.
The threshold and rate fields need your verification.
TODO: David to verify current lower threshold, upper threshold, rates, effective period, gross-value calculation, exemptions, and citation before publishing numerical tax guidance. No unverified ULA amount is included in this page.
A gross sale price is not your net proceeds.
I ask escrow for a proceeds estimate covering applicable transfer taxes, debt payoff, commissions, escrow and title charges, and other transaction costs. ULA is one part of that estimate. Tax consequences and 1031 treatment require your tax advisor’s review.
Official sources for this guide
I use these sources for general context. Your attorney, tax advisor, lender, and escrow officer should confirm the rules and facts that apply to your transaction.
