Sell an LA building and 1031 into Austin-area income property
I help LA income-property sellers evaluate Austin-area replacement property alongside their tax advisor and qualified intermediary. Start the exchange planning before your LA closing.

The property’s investment use matters more than the state line.
A qualifying exchange can involve US business or investment real estate in different states. It is not automatic tax forgiveness. I ask your tax advisor to confirm the ownership, intended use, liabilities, and any cash received before you commit to a sale or replacement property.
The identification and completion clocks start at the transfer.
In a deferred exchange, the IRS generally requires identification within 45 days. Receipt must occur by the earlier of 180 days after transfer or the tax-return due date, including extensions. Your qualified intermediary and tax advisor should establish the precise deadlines and handling of proceeds before closing.
I compare replacement property on its own income and costs.
An Austin-area building is not a better investment just because it is in Texas. I compare documented income, operating costs, taxes, insurance, maintenance, financing, and management arrangements. I do not promise higher returns or a particular tax outcome.
I coordinate the LA sale remotely from Austin.
Most of my sales are handled by phone, email, and local partners through Loom Realty. I help organize the sale and replacement-property evaluation. Any Texas brokerage representation must be arranged through appropriately licensed professionals; my California DRE license is not a Texas brokerage license.
Confirm the replacement-property team before engagement.
TODO: document the Austin licensed brokerage partner, scope of services, and compensation arrangements before offering Texas brokerage representation.
