Selling an Echo Park apartment building with 5+ units

I price apartment buildings on their operating income and the return an investor can underwrite. I prepare the records to support that price.

The investor pool tests income, financing, and risk.

I organize the rent roll, leases, operating statements, repairs, and available housing records before marketing. Cash purchasers evaluate cap rate. Financed purchasers also evaluate cash-on-cash return and their lender’s debt-service requirements.

DSCR tests the building’s ability to cover debt payments.

Debt-service coverage ratio is net operating income divided by annual debt service. I use the lender’s actual requirements and loan terms when testing financing. I do not assume a universal DSCR minimum or a current market interest rate.

I benchmark required returns to the 10-year Treasury, while accounting for the work, illiquidity, and risk of owning a building. A Treasury yield alone does not establish a cap rate.
